Infrared Survey
Infrared thermography is a powerful non-invasive means of observing a building. Infrared cameras see "heat", our natural xeyes see "light", therefore infrared cameras by definition can see what our eyes cannot see. In the application of moisture surveys, building materials that are wet will be subjected to the process of evaporation and therefore be represented as a "cooler" image on the LCD screen. This will alert the inspector that there is a "suspect" area and it will be documented using infrared photography and natural photography in the report.

The Infrared Survey is used in the comprehensive and mold inspections. This survey is used to find moisture, insulation voids, heat loss or gain, electrical problems,mold etc. This would come with a computor generated report with digital pictures of suspect areas and recommendations for addressing these areas of concern. U.S. Department of Energy Recommends Infrared Inspections
A publication from the U.S. Department of Energy (DOE) says thermographic scans by trained technicians are usually accurate enough to hold up in court.
The recommendation appears in the online version of a DOE publication titled, "A Consumer's Guide to Energy Efficiency and Renewable Energy" (EERE). The publication outlines the benefits of infrared scanning of a house to detect problems with energy efficiency. It goes on to state, "In addition to using thermography during an energy audit, you should have a scan done before purchasing a house; even new houses can have defects in their thermal envelopes." "You may wish to include a clause in the contract requiring a thermographic scan of the house," the publication adds. "A thermographic scan performed by a certified technician is usually accurate enough to use as documentation in court proceedings."

For Whom Is Your Home Inspector Working? by John Prohaska of J&P Inspection Services
The first thought in your mind may be that your home inspector is working for you. I hope that is the case. I have attended marketing training sessions where a well noted speaker talks about the definitions of a customer and a client. In their training the customer is, you may have guessed it, the real estate agent. The client is the person buying the home. What does this mean? I think there is a subtle conflict of interest in that the home inspector may be working for their next job and may not have your best interests in mind.
Here is the best one yet. I was recently handed a brochure from a home inspection firm and the business card attached to it was the home inspector with the title of real estate agent. I don’t think there is any question that there is a conflict of interest here. My firm, J&P Inspections LLC, adheres to the American Society of Home Inspectors Code of Ethics.
Number one in the ASHI Code of Ethics is:
“Inspectors shall avoid conflicts of interest or activities that compromise, or appear to compromise, professional independence, objectivity, or inspection integrity.”
